Dear Homeowner,
Over the past year, the HOA has completed several major projects funded by the 10% dues increase approved in 2025. These included large‑scale tree trimming to protect the longevity of our new roofs, evaluation of the Oregon white oaks on our property, a sprinkler system audit, fascia and soffit painting, and repairs to rotted porch components—all while continuing to build reserves for future needs.
Yet, significant work remains ahead. In 2027, the HOA must address several essential projects, including repairing or replacing gutters, extending gutter systems into downspouts, and conducting additional tree trimming. To meet these obligations, the Board of Directors voted at its September 14, 2026 meeting to approve a 10% dues increase—equivalent to $30 per month. Beginning January 1, 2027, monthly dues will be $327. This letter serves as the official notice of that change.
We recognize that increases are never welcome, and we want to assure you that this decision was made carefully and in alignment with the 2025 reserve study. Rising costs for labor and materials in conjunction with inflation and tariffs make this adjustment necessary to maintain the community’s infrastructure and financial stability.
Over the HOA’s 23‑year history, dues have remained unchanged five times, increased by double digits five times (including this year), and increased by single digits thirteen times (5% average increase). Even with these adjustments, Robin Meadows dues remain on the low end compared with HOAs of similar size, age, and responsibilities.
Looking ahead, further increases or special assessments may be required depending on project needs and broader economic conditions. The Board is committed to minimizing these impacts wherever possible, but we need your help. One of the most effective ways to reduce costs is through volunteer participation. Tasks such as tree trimming, spreading wood chips, planting trees, auditing the sprinkler system, and assisting with other small projects help preserve our budget.
The new monthly dues will be effective beginning with the new year in January of 2027. Please update your automatic payment or bank bill pay to reflect the increase in dues.
